SOUTH BEND — An annexation proposal for up to 110 new homes south of the Lafayette Falls subdivision is under consideration by the Common Council.
Developers are asking to bring a 44-acre tract south of Kern Road and west of U.S. 31 into the city for 100 to 110 homes that would be about 1,800 square feet in size and in what the developers call the moderate price range, according to Richard Nussbaum, attorney representing developer William Loudin. Nussbaum and Chris Godlewski, engineer from Abonmarche, presented the annexation petition to the council at its Monday, Jan. 13 meeting.
Nussbaum said Lafayette Falls LLC is negotiating with area builder Allen Edwin Homes to sell the lots to the builder for the housing development.
“Twenty, 30, 40 years ago, in the southern part of our community, there was a lot of residential development,” Nussbaum said. “But we haven’t had a lot of it in a long time. I think this says a lot for our city, that we’re doing things downtown, in the east and the west, and we’re now going south as well.”
City utilities are available from the first phase of the Lafayette Falls subdivision to the north of the land under consideration.
With the public hearing for the Lafayette Falls annexation complete, the council is expected to vote on the measure at its Jan. 27 meeting.
Nussbaum said that with the required state appeal process, it will be spring before the project gets the final approvals to proceed. Also, final plans for the development have to be worked out.
Godlewski said groundbreaking for the homes project could be done late this year, but construction likely would not begin until 2026.
